Despite occupying a prime position overlooking Oxford Street, the landlord of the building was struggling to lease their fifth floor office space. We were appointed to help them elevate the workspace and market the space to potential tenants.
The floor had an existing terrace which was not being utilised. To turn this external space into an asset, we installed new decking, planting, and joinery seating to make it an inviting space for working, meeting and socialising in. As well as the external works, we also created a new meeting room and teapoint area to help potential tenants visualise how the space could become theirs.
The impact
The floor had been empty for close to three years, and was let within two months of the project completing. During the project, our client also mentioned that they had a prospective client for another floor within the building. Similarly to this floor, they were struggling to visualise how they could adapt the space to make it their own, so we created a concept space plan for them. This led to the company, Mercieca, moving into the space with HOP Works appointed to deliver their fit-out.
