HOP Works was asked to transform the building’s main arrival area at 160 Borough High Street on behalf of the landlord, SE Land.
The space lacked a clear point of arrival, leaving visitors uncertain where to go, and didn’t reflect the rest of the office space in the building. The focus was on enhancing curb appeal and visual impact to better advertise the space and to create a true arrival experience.
Working from a Stage 3 design from a design consultant, over just a one-week programme, HOP Works introduced joinery seating and lockers, tiled accents, feature lighting, planters, and painted feature walls to bring the space to life.
The new layout and design features make the entrance more noticeable and inviting, as well as making waiting more comfortable and intuitive for visitors, truly transforming the space into an arrival experience.
We also made subsequent improvements to the intercom system to ensure visitors can navigate the space easily from day one.
The impact
The redesign has created a clear, inviting arrival experience that tenants and visitors can enjoy. The space now feels warm and inviting, enhancing first impressions and improving daily functionality. Feedback has highlighted the positive effect on tenant and visitor experience, while the landlord benefits from a more attractive, value-enhanced asset.
Joshua Adler, Director at Carlton Grove Chartered Surveyors, said: “Having managed works with multiple contractors over the years, I can say that HOP Works are on another level. They simply took control of the job and executed it painlessly. If all contractors were like HOP Works, I would be out of a job!”
